Fast-paced Market in April with Sales and Prices Rising

April’s real estate activity was fast-paced and eclipsed April 2020 in most categories according to the Housing Trends by the Iowa Association of REALTORS® (IAR). Median sales price rose 8.6 percent over April 2020. 

Home sales climbed 8.4 percent higher in April 2021 when compared to sales in April 2020. 

3,752 homes sold in April 2021 with new properties coming on the market jumping 29.2 percent higher than new listings in April 2020. 5,697 properties came on the market in April. 

The median sales price for April 2021 came in at $190,000 compared to $174,930 in April of last year. 

The number of homes available for sale continues to be low in many price ranges. Our inventory of homes was 31.2 percent lower than in April 2020 with only 9,161 homes on the market statewide. 

Homes continue to sell quickly in April at an average of 50 days on the market. That is 25 percent faster than April of 2020.  

“April numbers continue to show how fast the market is moving right now. Single-family detached homes sold on average in 46 days. That is the fastest pace in the last 9 years for single-family detached homes! We continue to see multiple offer situations driving sales prices above the asking price. Remember, all real estate is local.  We advise buyers and sellers to seek the expertise of their local Realtor to prepare for this fast-paced market and inquire about their price range,” encouraged IAR President Jen Burkamper. 

“Many are predicting the buyer demand to remain strong through the Spring and Summer. We are hopeful to see more homes available for buyers as building continues in many areas of Iowa and potential sellers take advantage of the strong demand,” continued Burkamper.
